Cooper Communities began developing the property in 1965 as a retirement-oriented community, but it has since evolved into a city serving residents of different ages. The POA reports more than 110 miles of hiking and biking trails, while Lake Avalon provides a beach and water recreation. Four POA-operated restaurants and a beer garden add dining options within the community. Most amenities require POA membership or a guest pass, while the golf courses and trails are publicly accessible.

Bella Vista occupies the northern part of Benton County along U.S. 71 near the Missouri border, with Bentonville and Rogers to the south and Jane, Missouri, to the north. Local commercial areas provide restaurants and everyday shopping, while Bentonville offers a larger concentration of retail, dining and cultural attractions. Mercy operates a 24-hour emergency department in Bella Vista, and Northwest Medical Center-Bentonville is a 128-bed acute-care hospital. Northwest Arkansas National Airport serves the region. Nearby attractions include the Mildred B. Cooper Memorial Chapel and extensive Ozark trails.
