The Benefit of Buying New vs. Resale

While customizing, and making a pre-owned house your own is rewarding, there’s nothing quite like purchasing a brand new home where memories start with you. Love that new car smell? The same goes for a newly constructed home where everything is still fresh, and move-in ready. Resale vs. new is a matter of personal preference, but there are advantages to choosing new that may benefit 55+ homebuyers in the long run.

Anyone who has purchased a fixer-upper knows what a headache it is to be faced with a leaky roof, faulty plumbing, or foundation issues. Most repairs have to be done before even moving in, and the cost can be a deal-breaker. In a new house, buyers can enjoy their home before wear and tear sets in, with warranties in place on materials, and major components such as A/C and heating systems. For retirees on fixed incomes, being able to move in right away without major fix-it expenses is less stressful, and financially practical. From a safety perspective, buying a new home means not having to install the latest carbon monoxide or smoke detectors, replace faulty wiring, or face hazards such as lead paint, asbestos, or mold issues.

Many active adult communities give buyers the option to choose their own floor plan and customize the home to suit personal tastes whether it’s vaulted ceilings, a three-car garage, or a gourmet outdoor kitchen. Instead of tearing out damaged flooring, or changing someone else’s style, new construction offers the latest, and greatest modern design, with the added bonus of energy-efficient building standards like double pane windows, and innovations such as electric vehicle charging outlets. The 55+ community of Trilogy at Rice Ranch in Orcutt, California features SheaSolar a solar power home option helping reduce electricity consumption.

Unless renovating is your thing, the baby boomer or retirement lifestyle should be about having the house of your dreams without the maintenance older homes require or hassling cleaning someone else’s mess before you can enjoy your sanctuary. Age-restricted or age-targeted new home communities all over the country are ideally located in some of the hottest areas with many providing resort-style amenities, and maintenance services such as landscaping so residents can enjoy the carefree lifestyle they deserve. Today’s new homes are built to last with modern upgrades for years of rewarding ownership with features and designs to create the comfortable, and beautiful environment buyers are looking for.
